A Towering Water Problem

Plaza Tower One Office Building is a 30-year-old, 22-story office tower managed by CB Richard Ellis. It is constructed with exterior stone cladding, spanning from column to column with ribbon windows between— a full-curtain glass wall window assembly along with a unique roof top in-house swing-stage davit arm access rigging system. For many years, the property management company experienced moisture infiltration issues. The water infiltration issues were identified from aging exterior glazing gasket systems and improperly sealed window frame weep holes.
Working closely with the client, the Weatherproofing Division of Brown Brothers Asphalt and Concrete competitively bid and was awarded a contract to re-caulk 14 exterior elevation drops of the Plaza Tower One Building located at 6400 Fiddler’s Green Circle in Englewood, Colorado .
The crew used the building’s in-house davit arm assembly in order to gain access to the curtain wall. The experienced two- and three-man craftsman crew cut flush 31,162 linear feet of exterior window pane gasket against the aluminum window frame snap cover, wiped the joint line with isopropyl alcohol and applied a tooled bead of Dow Corning 795 silicone sealant. They made spot sealant repairs between the window sill covers and the granite cladding, and properly sealed the granite cladding to granite cladding stone joints. All sealant patches on the metal window frame snap cover butt joints were removed and the weep holes cleared.
The water infiltration issues were solved and the project was completed on time and within budget.
