Masonry Building Cleaning & Sealer:
Putting off maintenance of concrete buildings can be costly. Removing dirt and buildup from the surface can slow the aging of the masonry.
Masonry cleaning is often necessary for making repairs or improvements such as sealing, or painting.
Caulking and Sealant:
Ignoring cracks and flakes in concrete buildings can be costly. Caulking and sealing helps maintain the concrete and prevent major problems.
Epoxy Injection:
When concrete structural elements show cracking, the integrity of the structure may be compromised.
Exterior Wall Coating:
Industrial painting is a critical component of a sound maintenance program for any masonry building.
Historic Restoration & Preservation:
Brown Brothers Asphalt and Concrete specializes in historic building preservation. We have a full capability of masonry cleaning, restoration, mortar repair and tuckpointing, along with services for prolonging the life.
Masonry Repair & Replacement:
When a large area of a masonry surface is compromised, the concrete must be carefully matched and replaced. Brown Brothers can expertly repair damaged or destroyed brick and masonry.
Tuckpointing:
Matching the masonry with a flush mortar joint that approximates the color of the masonry is an art as much as a science. (Also known as repointing.)
Water Repellent Sealers:
An invisible barrier resists moisture and stains while allowing vapor to escape, offering protection from spalling, water damage and freeze-thaw cycles. Clear water repellent sealants deeply penetrate porous surfaces, protecting masonry and concrete from environmental deterioration.
Curtain Walls
Anodized Aluminum Restoration
Cleaning and applying a layer of anodized sealer over the top of metal that has lost its original coating preserves the metal.
Marble/Granite/Precast Cleaning
High pressure hot/cold water and detergants remove pollution, dirt, grease and residue from stone surfaces, including historical buildings, statues and sculpture.
Painted Metal Restoration:
To restore metal paint to a like-new condition, Brown Brothers meticulously cleans, prepares and reapplies a primer, paint and top coat.
Specialty Rigging & Load Testing:
We install specialty rigging for accessing the side of building, including swing stage and davit arms for two-story to high rise buildings.
Brown Brothers works with an engineering and consultation firm to design the davit base for the swing stage, specific to the weight to test load on davit base.
Concrete Restoration & Waterproofing
Above and Below-Grade Waterproofing
While above-grade concrete may be sufficiently waterproofed with a sealant, below-grade waterproofing may also require the use of a waterproof membrane.
Caulking and Sealants:
Ignoring cracks and flakes in concrete buildings can be costly. Caulking and sealing helps maintain the concrete and prevent major problems.
Chemical Grout Injection:
Chemical grout injection stops active leaks in cracks in dams, tunnels, parking garages, tanks, vaults, mines or any structure.
Dampproofing:
The foundations of buildings can be protected from capillary action by the use a concentrated cream, a gravity fed system or an injection system.
Epoxy Injection:
When concrete structural elements show cracking, the integrity of the structure may be compromised.
Expansion Joint Systems:
Interlocking metal retainer rails, synthetic rubber side flashing sheets, thermostatic rubber sealing insert, and stainless steel retainer caps provide absolute waterproofing.
Exterior Wall Coating:
Industrial painting is a critical component of a sound maintenance program for any masonry building.
Parking Deck Restoration:
Periodic restoration by routing out and caulking stress cracks with specialty materials such as control joint caulking sealants maintains the integrity of the structure. Chipping and patching overhead delaminations is also part of the process.
Pedestrian & Vehicular Deck Coatings:
Protect decks from freeze-thaw damage and steel corrosion with coatings available in both pedestrian and vehicular traffic grade versions. Where decks are elevated, the coating provides excellent waterproofing for the occupied space below.
Plaza Deck Restoration:
Cantilevered decks and plaza decks need periodic assessment for safety and integrity of the support system. Brown Brothers can reinforce, repair and weatherproof concrete plazas and decks.
Concrete Patching:
Removing and replacing concrete requires careful matching for the best results.
Specialty Services
Carbon Fiber Repairs:
Carbon fiber offers supplemental reinforcing to concrete supporting members, such as beams, to support extra load.
Specialty Flooring:
Seamless floors, such as epoxy, quartz of multi-coat stained floors, suit a number of specialty uses. Brown Brothers decorative additives can make non-slip floors for commercial kitchens, car dealerships, hospitals and other wet environments attractive as well as functional.
Stadium Restoration:
Expert stadium restoration is a critical safety measure. Construction control joint sealants and replacements, painting, concrete repair and sealing are among the techniques that maintain the integrity of the structure.
Post Tension Repair:
Brown Brothers Asphalt and Concrete has full ability to asses and repair damaged post tension cable / rebar systems in concrete.
Precast Repair/Replacement
Three different methods may be used to repair or replace precast curtain walls: 1. Form and pour in the field, using acid etching to match existing panels, ranging from smooth surface to exposed aggregate. 2. Tilt-up panels welded in place and distressed to match existing surface. 3. Vertical installation uses a crane to lift and set in place.
Problem Solving:
Brown Brothers methodically finds the problem and provides the fix. Is it water infiltration or commercial structure deterioration? Or is it a load-engineering problem? Brown Brothers has 25 years of combined experience to help building managers maintain their properties.
Budget Estimating:
Brown Brothers finds the best solution for customers and delivers a full estimate, including complete details, options, contingencies and timeframes.
